Similar to the Assessor's Re-Review, "New or Compelling Evidence" must be filed in order for a Re-review appeal to be considered.

A reduction at either the Cook County Assessor's Office or the Cook County Board of Review will show up on the second installment tax bill for that year (payable the following year).

For example any reduction obtained during the 2008 filing period would show up on the 2008 second installment tax bill, due approximately September of 2009.

The first installment tax bill is always one-half of the total taxes paid the previous year. The 2008 first installment tax bill would be due approximately March of 2009.

State of Illinois - Property Tax Appeal Board (PTAB):

There is a possible appeal stage with the State of Illinois Property Tax Appeal Board.

A PTAB appeal must be submitted within 30 days of the date of the Board of Review Final Result Letter. In order for an appeal to be filed with PTAB, the same information must have been filed at the Board of Review for that year.

PTAB Appeals often take longer. An agreed settlement with the Board of Review or the Property Tax Appeal Board can shorten the process.

Assessor's Office:

The first stage of appeal for real estate taxes is at the Cook County Assessor's Office. The Assessor's Office typically opens the first townships for appeal in March every year. From the date a township opens, there is typically only one month to file an appeal, hence the importance of returning requested documents in a timely manner.

If the result from the Assessor's Office is unsatisfactory, there is typically a period of 15 days from the date of the Result Letter from the Assessor's Office to file a Re-review appeal. "New or Compelling Evidence" must be filed in order for a Re-review appeal to be considered.

Board of Review:

The second available stage of appeal for real estate taxes is the Cook County Board of Review. The Board of Review typically opens the first townships for appeal in September every year. From the date a township opens, there is typically only one month to file an appeal, hence the importance of returing requested documents in a timely manner.

Re-review appeals are also offered at the Board of Review. If the result from the Board of Review is unsatisfactory, there is only a very short three to five day window from the date of the Result Letter from the Board of Review to file a Re-review appeal.
